 Types of Loans

 Conventional Conforming (“Agency”)

  • Both Fixed Rate and Adjustable Rate loans available
  • Financing up to $726,200
  • Down payments of as little as 3% for qualified borrowers
  • Mortgage Insurance may be required for certain loan-to-value ratios
  • Lender paid Mortgage Insurance options available
  • Down payment assistance programs including closing costs for purchases (some restrictions apply)

Agency High-Balance

  • Financing greater than $726,200 up to the specified limit for each county
  • Down payments as little as 10% for qualified borrowers
  • Additional reserve requirements may apply for certain property types

Jumbo/ Nonconforming

  • Financing up to $3,000,000 (some restrictions may apply)
  • County designated loan limits may apply
  • Reserve requirements may apply

Federal Housing Administration (“FHA”) 

  • Lower down payment requirement than for most standard conventional financing
  • Streamline Refinance available for refinance of existing FHA financing
  • Eased credit guidelines and qualifications as compared to conventional financing
  • Up Front Mortgage Insurance Premium required on most loans
  • Down payment assistance programs including closing costs for purchases (some restrictions apply)

Veterans Administration (“VA”)

  • Available to qualified active and retired military personnel
  • Interest Rate Reduction Refinance Loans (IRRRL) available for refinance of existing VA financing
  • Financing with no down payment requirement is available for qualified veterans

 United States Department of Agriculture (“USDA”) 

  • Property eligibility determined according to County eligibility
  • Availability of Funds determined by USDA
  • Income & Household Size restrictions apply
  • Financing with no minimum down payment is available for qualified property and borrowers

Private Money Lending

  • Loans made by private individuals or groups who lend money directly to Borrowers
  • Able to finance properties that may not qualify for conventional or FHA financing
  • Source of capital for investment, land, development opportunities, and other unique properties
